Florida Condos

Ah Florida the land of Sunshine and Oranges and, oh yeah, Condos! For years developers have been tearing down the old mom and pop motels and putting in Condos. An old Cigar Factory, Condos, an old Apartment complex, Condos right well sort of, Condo conversion. Florida has become the land of condos and now we have a real big probable, banks don't want to finance them. FHA offers financing, but only on "approved" complexes. But there is a great way to get a bargain priced condo in Florida. Ask your Realtor, (hopefully me) to find you a Fannie Mae owned condo, they are usually approved for "Homepath" financing which only requires a 3% down payment and follows FHA guidelines which are not that stringent. You can still have that great location with very little maintenance and live the good life in Florida, so get out there and get one.

Chinese Drywall

By now everyone has heard of Chinese drywall, but has anyone heard this one. I have a listing that is being purchased by an active military person who is overseas at this time, the agent for the buyer is doing the inspections while he is away, the Home Inspection company, runs the air conditioner on a 59 degree day and it ices up as it should at this low of a temperature, the home inspector says, oh my, this is a sign of Chinese drywall, you better get and inspection for this. Who would you recommend? Well our company does it for an additional $300. Well, I don't want Chinese drywall in my home so go ahead and have the inspection. They did it today and the Inspector called me and said, There is no evidence of Chinese Drywall, but you can't be to careful. There is no end to the cause celeb I remember uffea foam, mold, bad pvc pipe, aluminum wiring, you can probably come up with a few more. I'm all for free enterprise, but scaring an active military person, is taking it a bit far. Next they'll start doing the termite company scam of a few years back going door to door telling the whole neighborhood, The house down the street has termites, you better get a treatment just to be safe.

Looking Like A Great Christmas in Tampa

It looks like the Charity bug has bitten a lot of people in the Tampa Bay area. Metropolitan Ministries is experiencing a groundswell of support at the eleventh hour, right when they need it most. For Those Less Fortunate

With the economy in stand still state, many out there are wondering if they can pay their rent or put a meal on the table. While others fret over "only" being able to spend $500 on each kid this year. Let's get real about this, Christmas is the time for giving, so, let's keep our most needy neighbors in mind when making our last minute purchases. Toys for tot's comes to mind at this time of year, buy an small toy for a deserving child and place it in a bin around town, the Marines will be sure and pass it on and make a child's Christmas special. Remember, the little one's still believe in Santa, so give him a helping hand.

Count Down to Christmas

I'm still hanging around at my Daughters house in Southern California. Lot's of cookies, a trip to Universal Studios, all the usual holiday stuff. And I am still working on a short sale negotiation. I have been working on this since August, that's when it went to contract. To all the Consumers who are reading this, just to let you know, this is not a cake walk by any stretch, it is a infuriating, agonizing and very frustrating process. There is a place for this type of transaction, but should not be under taken by anyone in a hurry. I have recently switched to a new negotiating company and will let all of you know how it works out.
